Almost there… I FEEL IT

I’ve been busy the past couple of days with a lot of reading and paperwork; we’re almost there, almost at the finish line, but things just like to pop up and slow you down.

We put an offer on our first house on February 2nd, with the end of the month as our target for closing. In our contract, we are given seventeen calendar days in which we can pull out of the deal without losing our good faith deposit (we put 5% instead of the traditional 3% to show we’re serious buyers). The loan must also be approved within the 17 days or the deal falls through. The end of those 17 days is approaching quickly and we still haven’t had much response from our lender!

The Snowball Effect

I know Cam already went over the snowball explanation for our title with his poetic jargon and nonsense in his introduction. But let me tell you what it really means in technical terms. Being an engineer, I have to first state my assumptions before doing any calculations :)

Let’s assume that all the houses we intend to buy will cost $100,000 and that the banks will require a down payment of at least 25%. Let’s further assume that we are savvy investors (questionable?) and buy real estate properties with a Cash-on-Cash Return of 25% (which means we will recoup our down payment in 1/25% = 4 years). Our First Real Estate Property…

…if everything goes according to plan and the paperwork goes through! I am crossing my fingers and hope to close everything by the end of this week.

So it’s official; the offer on the house has been accepted on 02/02/12, the day after we submitted it…. which makes me believe we could have offered even less! But even then, it is still a great rental property for that price, and we project a Capitalization Rate (CAP Rate) of 10.16% and Cash on Cash Return (CoCR) of 22.68% in the worst case scenario. I can go over the numbers and their significance later on in the blog, but for now just know that we were shooting for a CAP rate of 10% and CoCR of 25%,which isn’t too far from what we’ve got here. Introduction: What Has Come To Pass

Now I know you may be asking yourself, why the heck is our theme so frosty? What is this snowball effect? What is this madness?!

Well, we like to think of it as a metaphor for what we are now, and what we may potentially become! The beginnings of a snowball comes from humble beginnings. They’re fresh, small, and their futures are undecided. Snowballs are often obliterated (more often then not on someone’s face…), or snowballs could potentially become something larger. It only takes a little snowball to become an avalanche. In this sense, we’re hoping our humble beginnings and goals may become something larger on this long journey ahead. :) Read the rest of this entry »
