Our First House!

As Cam pointed up last week, our first property has been purchased. It is a duplex and we are in the process of cleaning up the front unit, and finalizing the lease agreement with the current tenants in the back unit.

Cheers! We Made It To The Finish Line

We finally made it to the finish line and closed Friday, April 6, 2012. It’s been difficult, and we didn’t reach the finish line on the initial path we had set for ourselves. We began our real estate endeavor by putting our trust in Citibank.

Something Wicked This Way Comes! Not Really…

Here we are, day 22… I’ve gotten ONE response from Citi a couple days ago indicating they would make our loan a priority, but as usual, false promises…haven’t heard a word.

Recently, Steve and I created a joint checking and savings account with a local credit union to keep our earnings from our investment property. For now, rent will be deposited in the savings, and 10% of rent will be deposited in the checking account to build our maintenance funds. ;)

What the Bug is That?!

So what else can we do throughout our contingency period (17 days)? Well…you don’t have to do anything, but there are probably a couple things you WANT to do to find out everything you can about the real estate in order to assess the potential of the investment. Inspections, inspections, inspections!

If you recall from our last update, I mentioned we had a visual and pest inspection completed on the property. Although the sellers did provide a visual inspection as part of the disclosures, we felt it was still a good idea to fork out the cash and get our own inspector to tag along with. Not included in the disclosures was a pest inspection. The property is old, built in the 1940s with a crawl space below…aka safe haven for nuisance organisms. As a result, we definitely felt the need to have a pest inspection done. So, what were the findings?!?!
